You are about to make a big change in your life and you are excited. However, it is important not to get too emotional at this time. After all, buying a property is probably the biggest purchase you will ever make, so it is important to get everything right. It only takes one neglected little thing to make the entire matter very expensive.
It’s a time-consuming and slow process that requires good knowledge in many areas: legal, financial and psychological. You will need to read and sign a lot of documents, coordinate the work of many specialists and bypass several instances.
By working with a professional realtor you can speed up the whole process and save yourself a lot of trouble and stress. We can carry out the entire transaction without your presence on the basis of a power of attorney.
We will meet to discuss your wishes: location, budget, layout of the property, etc. If necessary, we will help you with obtaining a mortgage. We will conclude a cooperation agreement in which we will describe your preferences for the future property. After signing the cooperation agreement you will make an advance payment which will be deducted from the total price of the services.
We will search for suitable offers among those published and not yet on the market, and we will send you only those that best meet your criteria by email. We will organize viewings of your selected properties, which we will visit with you or on your behalf. We will also make an estimate of the market value of the selected properties, in order to negotiate a possible discount.
Once we find the property you like, you will sign the so-called reservation contract. This ensures that the selected property is reserved for you until the purchase contract is signed. The reservation fee (usually 2 to 5% of the final price) serves as confirmation of your serious interest in the real estate and is included in the purchase price.
Our lawyer will prepare a purchase contract or verify the contract provided by the seller. In addition to other important parts, the contract of sale must contain a part that provides for penalties if the seller violates the terms of the contract. After signing the purchase agreement, you will pay the rest of the fee for our services.
It is а common practice to hold the purchase price, less the reservation fee already paid, in escrow of an independent third party or institution (attorney’s, notary’s or bank’s escrow). They will pay the purchase price to the seller as agreed in the purchase contract, but usually after the property has been transferred from the seller to you – the buyer – in the Land Registry.
I will help you with the conveyance of the property and the transfer of utilities to you. I will also help you register for property tax. Remember that the property needs to get insured when being conveyed to you. I will be happy to arrange favorable insurance for you.
Do you or your partner only speak Russian, English, French, or Italian? This is not a problem for us. In the process of buying a property we will communicate in a language you understand.

We will arrange for you, for example, an escrow account with a lawyer, a technical appraisal of the property or the services of an accountant. All we need for this is your consent.
