— Basing the price on online listings instead of real sales. Realtors have access to actual sale prices, not just asking prices. Without this data, you may overprice the property and get very little buyer interest.
— Lack of skills to professionally show the property. It matters how the property is prepared, which room you start with during the tour, and how you handle questions.
— Not being able to choose the right buyer. The highest offer isn’t always the best. A “cash buyer” might turn into weeks of waiting—or worse, a failed transaction.
— Letting emotions take over. One of my clients had the deal fall through because the seller decided not to sell to them—just based on a gut feeling.
— Not knowing which documents are needed and when. Without a land registry extract, debt clearance certificate, or spousal consent, the seller risks fines.
