
I often receive messages from foreigners living outside the European Union, asking if buying property in the Czech Republic would help them get a residence permit.
Recently, one of my clients was ready to buy an apartment in Prague for half a million euros because someone told him it would make it easier to get a Czech visa.
But is this true?
❗The short answer is: No — and here’s why.
Owning Property Does Not Give You Residency Rights
Buying real estate in the Czech Republic does not give you any legal rights or even significant advantages when applying for a visa or residence permit.
At best, owning a property might help you slightly when applying for a tourist visa (e.g. having proof of accommodation), but it does not help in obtaining a long-term or permanent residence permit.
Is There a Residency Option Based on Investment?
There is one path that allows you to apply for residency as an investor — but it requires:
- 💶 An investment of at least 75 million CZK (around 3 million euros)
- 👥 Creating at least 20 full-time jobs in the Czech Republic
- 📑 Submitting a formal business proposal to the government
This is a complex and rare procedure — suitable only for large-scale investors or corporations.
💼 What Are the Realistic Ways to Get Czech Residency?
Most foreigners obtain Czech residency through one of the following legal grounds:
- Employment (having a job offer from a Czech company)
- University studies (enrolling in a Czech academic institution)
- Running a business in the Czech Republic
⚠️ Simply renting out your apartment is not considered a business activity that qualifies you for a residence permit.
If you want to apply for a business-based residence permit, you will need to:
- Set up a Czech company (s.r.o.)
- Prepare a solid business plan
- Prove you have sufficient funds
- Convince the authorities that your business is real and valuable
If your application is approved, you may be granted a two-year business visa.

While it won’t help you get a residence permit directly, it can still be a valuable asset — especially in Prague’s competitive property market.
