Selling real estate in Prague

Today, I want to walk you through something almost every client asks me about:
What does the process of selling real estate in Prague actually look like—step by step?

Step 1: Pricing and Preparation

Everything starts with setting the right market price.
It’s really important to choose a realistic price—high enough to reflect the value, but not so high that it scares away buyers.

If the price is too high, people lose interest right away. And when you start lowering it later, serious buyers might assume something is wrong with the property.

I once had a client who waited two years to sell, just to get the price he wanted. It eventually worked, but most people don’t have that kind of time.

Next comes preparing the home for sale.
Sometimes it’s enough to clean up, add cozy touches, and make the space feel inviting.
Other times, we might need to declutter, do some small repairs, or even hire a gardener.

With each client, we decide together what will help make the property look its best. Every little detail matters—from lighting to smell.

Step 2: Marketing and Promotion

Once everything’s ready, we create professional marketing materials—
photos, floor plans, a video tour, and a 3D virtual walkthrough.

These are prepared in different formats for websites, social media, and email campaigns.

I list your property on the most popular real estate websites in the Czech Republic.
Each property gets its own page on my website—in three languages.
Plus, I run ads on social media, which often reach people who weren’t actively looking, but fall in love with your home when they see it.

We also hang a banner on the building. Some owners don’t like this, but honestly—it’s a mistake.
About 20% of sales happen thanks to neighbors telling their friends about the property.

Step 3: Contracts

Once we find a buyer, we sign a reservation contract.
This is a key document—it outlines all the important conditions of the future sale.

Most agencies only prepare the full sale contract after receiving the reservation payment.
That’s why it’s crucial to read the reservation contract very carefully.

Just recently, I worked with Italian clients who ended up walking away from a deal because the reservation terms weren’t acceptable.
The developer refused to make changes, so we chose not to move forward.

Once the contract is signed, the buyer pays the reservation deposit—usually between 2% and 5% of the purchase price.
It’s important that this money comes from an account in the buyer’s name.

After that, the seller provides a draft of the purchase contract.

If there’s a mortgage involved, the bank first appraises the property, then reviews the application, and finally approves the loan.
For foreigners, this can take up to two months, because extra documents might be needed.

If the buyer is paying in cash, we usually sign the purchase contract within a couple of weeks after the reservation.

Step 4: Ownership Transfer and Handover

After signing the purchase contract, the buyer transfers the rest of the money into a special escrow account—set up by a lawyer just for this transaction.

Then we file the ownership transfer with the Land Registry.
This process always takes at least 21 days.

Once the transfer is complete, the seller gets the money, and the buyer receives the keys—and officially owns the property.

At this stage, we also handle utility transfers.
The seller needs to take the property off the tax register—either right away or by the end of January the following year.

If there’s a profit tax due, then a tax return is filed.
But in most cases, sellers are exempt. The Czech tax system is actually quite seller-friendly.


Selling real estate is more than just putting a listing online.
It’s a complex process where every step matters.
